A Unique Relationship: US Economy, Indian Software Industry and Pune Real Estate

DSL DevelopersPune, once a pensioner’s paradise has witnessed a galloping journey towards being an industrial hub in the last decade, thanks to the Indian Software Industry’s special focus on the city. Pune stands only second to the Indian “Cyber City” Bengaluru in terms of the number of ITes companies. Indian Software Industry’s major revenue comes from their American clients; therefore the real estate scene of Pune is dependent on the American economy. Owing to the recession in United States of America, the property prices witnessed a tremendous fall globally, but with the global economy gaining momentum again ITes has begun aggressive hiring once again.

The importance of the ITes industry in Pune’s facelift can be judged by a statement of Mr. D.S.Kulkarni, Chairman and Managing Director, DSK Group told reporters: “Of late, with the IT and ITeS companies once again starting to hire people. This has pushed the demand for residential and commercial properties in Pune, especially along the eastern part. In this regards, areas such as Kharadi, Manjri, Magarpatta are seeing tremendous growth.

However, the rates have remained more or less stable due to the demand pressure.” Mr. Kulkarni further added for every 10,000 recruitments in the IT and ITeS sector, at least 13,000 people, including locals, get jobs to support them in various other industries such as retail, marketing and ancillary services. According to Mr. Kulkarni “Overall, there is a 30 per cent more generation in every business and this includes realty market as well. Currently, the prices are quite stable though there is no control on land prices, there is a rise in construction cost, besides the government has hiked premium in a big way. In the future, property rates are definitely bound to rise.” Also, the demand and supply ratio paints a gloomy picture for the Indian customers; the rising interest rates come as no respite either.

Pune’s real estate scene is experiencing fanatic activity with the American economy emerging from the troughs of recession. Pune is also witnessing an escalation in the quality standards of the housing and commercial projects of the Real Estate developers and leading the race is D.S. Kulkarni Developers. DSK Developers, one of India’s leading real estate developers have a very strong presence in Pune. They have been developing dream homes for their customers since decades; their completed projects include Vishwa, 3Carnations and Garden Enclave. Some of their upcoming projects are Gandhkosh, Meghmalhar and Saptasur.

Need of title insurance for all property transactions

With government policies favoring Foreign Direct investments and also NRI’s redirecting their focus to native land, there is a great need to have title insurance in India to change the modus operandi of property transactions. The digitization of land records, Government’s amendment to Land Titling Bill 2010 and fair acceptance of title insurance by the realty players can bring about a facelift to the realty sector. Foreign investors will be willing to invest their funds in the realty sector. The absence of title insurance has been a concern.
  • Registration of property:
  • The thumb rule to be followed in all property related transactions is that properties should be registered, which will determine or trace the history of ownership of property. Moreover, relevant documents like mother deed, encumbrance certificate, tax (Khata) certificate, NOC etc will be required for the registration process and to prepare the authenticated sale deed in the Indian context. This process is mandatory and can be quicker with title insurance, where the title experts will conduct a thorough search to obtain the details of the property records. A cue to the search is the most recent sale deed and a back-dated search to obtain the source of the property ownership.
  • Safer realty transactions:
  • For small, medium or large property dealers, there is always a risk involved when a part or entire property is under a different owner than the one they purchased from. It is becoming rampant with many unregistered properties and unauthorized acquisition of land in a few regions in India. Flaws in land and property laws will continue to be a debatable issue but title insurance system can cover this loophole, where there will be a clear distinction between a legal or illegal property. The government is already in the process of digitizing the land records which is the first step towards seamless property transactions.

Balewadi on the brink of rapid real estate development.

Balewadi, which on first sight, seems remote and cut off from the hustle and bustle of Baner is in for an overhaul. A lots of real estate activity has been undertaken in the recent past and more is in the pipeline for the future. But this activity is putting a strain on the existing infrastructure and resources which are clearly inadequate for rapid development.

To rectify this inadequacy, constructive town planning around Balewadi has been proposed.  The ITI road and Baner road take the full brunt of Baner Aundh traffic leading to traffic jams during peak hours. To reduce this bottle neck, the DP road connecting Aundh and Balewadi has been proposed and is under construction now. This road will ease the congestion on  the Baner and ITI roads and lead to better and easy connectivity between Aundh and Balewadi, essentially reducing the travelling time from 20 mins to a quick 5 mins. This will also help the residents of Balewadi access the facilities available in Aundh and reduce their dependency on Baner to a great extent. This will also bring quality healthcare closer to Balewadi residents with hospitals like Kotbagi hospital and Medipoint being just a few minutes away.

The icing on the cake is that inspite of all the development, be it real estate or town planning, Balewadi will retain its greenery and forest cover. This is due to the fact that part of Balewadi is reserved by the PMC as forest land. So this green belt cannot be taken over by the land sharks. Add to this a river that flows through Balewadi, and sustainable growth without affecting the environmental balance is guaranteed.

DSK Developers, who have always given their customers quality homes, launched a residential project Gandhakosh in Balewadi, the Bhoomi Poojan for which was completed a couple of days back. With a river flowing so close by, a perennial green belt, Gandhakosh offers a life that’s will be closely intertwined with nature!
